Exterior Paint
  Apply primer and paint to all exterior walls and trim
Remove existing floor tile. Three locations.
  Remove tile and underlay at entry, dining, and laundry due to shoddy work.
Subfloor Repairs prior to tile and wood installation
  Cut out defective and damaged areas of subfloor and repair prior to floorcoverings
Frame in and drywall opening at stair wall
  Build wall in opening and add sheetrock, tape , and texture to match existing
Supply and install tile on kitchen floor 160 sf
  Install 12×12 tile over concrete backerboard and grout
Supply and install grout at hall bath floor
  Add grout to previously installed tile 105 sf
Supply and install tile at laundry room, back entry and powder room 170 sf
  Install 12×12 tile over concrete backerboard and grout
Supply, install, sand, stain, and finish hardwood floors in balance of main floor 1200 sf
  Install #1 common red oak in entry, living, dining, and sitting rooms
Supply base and window casing materials
  3/4 x 3 1/4 primed mdf and fingerjointed for all window, door, and base trim
Supply stair railing, newell post, and ballusters
  JP4140-48" newell, JP6010PPlowed handrail 14′, LJ5141-IPR baluster 38×1 1/4"
Supply and install glass at five openings over bed and bath doors
  3/16 tempered glass cut to size to match existing openings and trimmed to match doors
Finish carpentry
  Install all cabinets (already at home), doors (already at home), and trim as listed
Supply and install 3/4" granite on all kitchen countertops
  3/4′ granite with bullnose self edge and under mount sinks
Supply and install Plastic laminate on laundry and basement countertops

Supply and install granite on bath countertops master, powder, and main
  3/4" granite with bullnose and drop in sinks
Remove and replace master bath shower and floor tile
  Remove all floor, wall, and pan tile.                                                                                                                                   
  Install new mud pan, 1×1 mosaic floor tile, 12×12 porcelain wall tile and grout.
Lighting fixtures
  See attached lighting schedule
Lighting trim labor
  Labor to install all lights, outlets, switches, and appliances throughout house

Plumbing fixtures
  See attached plumbing schedule
Plumbing trim labor
  Labor to install toilets, sinks, faucets, and shower trims.
Repair leaking shower pan at basement shower
  Remove existing leaking shower  mud pan, repair, and replace with new 1×1 mosaic tile
Paint Millwork
  Caulk, sand, prime, supply materials, and paint all interior doors and trim
Stain concrete floors
  Provide stain and labor for 800 sf of concrete floor in basement
Supply and install carpet Throughout upstairs, staircases, and two basement rooms
  145 yards installed over 6# 1/2" rebond pad. See attached for carpet selection.
Supply and install microwave
  Supply microwave as specified in attached. Connect all ventilation and install.
Supply and install black metal 36" tall railing around carport roof/deck
  Black welded picket railing 70 lineal feet with two 90 degree corners
Supply and install Gaco Flex roofing at carport roof
  Prep, prime, and apply Gaco Flex decking on 500 sf deck/Roof
Provide dumpster for all construction debris
